Act 1996 is a common problem for people intending to carry out construction work, and for their neighbours. The Act is not simply limited to works proposed to a boundary – it could apply to works being carried out within 6m of a boundary, or where your neighbours’ property is within a 6m distance of the intended work. Whether you are having the works carried out, or live adjacent to a property where works are being carried out, call us for a free initial consultation as to whether or not the Act applies in your case.........................................................In these difficult financial times caused by the banks, with less new build projects proceeding, contractors are prepared to lower their build costs in order to secure themselves the work. Many contractors will price low to secure the job, on the basis of limited design or construction information being provided, and knowing that they can make claims later in the project, and recover a profit. By providing only limited information to your contractor, you are effectively giving him a blank cheque. To avoid such problems, it is important to have your project as fully detailed as possible, with working drawings and a full descriptive specification, so as when the contractor prices a build, it removes the lack of information and therefore removes the chance of making any claims for additional works.
